VA Loan Calculator
VA loans are guaranteed by the Department of Veterans Affairs for eligible veterans, active-duty service members and certain surviving spouses. They require no down payment and have no monthly mortgage insurance — so this calculator has no PMI line for VA loans.
Instead, most borrowers pay a one-time VA funding fee: 2.15% of the loan on first use with less than 5% down, 1.5% with 5% down and 1.25% with 10% down (3.3% on subsequent use with less than 5% down). The fee can be paid at closing or rolled into the loan. Veterans who receive VA disability compensation are exempt. Borrowers with full entitlement have no VA loan limit, although lenders still apply their own underwriting.
