About StateRateMatrix

What we do

StateRateMatrix is an independent publisher of free mortgage calculators. Our tools estimate monthly payments for conventional, FHA, VA and jumbo loans using each state's property tax and insurance averages and the current FHFA county loan limits.

We are not a lender or mortgage broker, we do not make credit decisions, and we never ask for personal financial information. All calculations run in your browser.

Who built this site

StateRateMatrix is an independently developed personal project created by a software engineer. It was built to provide fast, deterministic, and transparent financial utilities free from the bloat and aggressive lead-generation tactics common in the mortgage industry.

How our numbers are built

Every formula, fee schedule and data source is documented on our methodology page. We rely on primary sources — the Federal Housing Finance Agency, HUD, the Department of Veterans Affairs and Freddie Mac's weekly rate survey — and show the as-of date of every dataset.

How we make money

We may earn a fee when you click a sponsored link to a lender or rate-comparison partner. Sponsored links are labelled and carry rel="sponsored". Partners have no influence over calculator results.
